Why schedules slip

The scope gets priced. The occupancy does not.

Most corridor and turn packages are bid as though the building were empty. The six-week programme holds until week two: a stairwell stays open overnight, leasing walks a tour past a torn-out corridor, six weeks becomes nine.

The bid did not cost you the schedule. The sequencing did.

What the overrun costs

Three weeks late is not a scheduling problem.

Renovation in progress inside an occupied building, with materials staged and the floor out of service

It is three weeks of rent, on every unit in the package.

Run it against your own rate. It usually beats the spread between the bids you compared.

A package that slips the fiscal year does not wait for you.

It re-competes next cycle, at next year's pricing.

Residents remember a badly run renovation at renewal.

Long after the punch list closes, and the retention report blames something else.

None of it appears on the bid. All of it lands on the asset.

What stops

What stops being your problem.

  • Corridors left open overnight. Phased by wing, reinstated before the crew leaves.
  • Residents calling the regional manager. Notices go out ahead of the work. The calls come to us.
  • Change orders that begin "we did not realise it was occupied." Occupancy is priced at the bid.
  • Tours walking past your renovation. Sequenced around the leasing calendar, not ours.
  • Chasing a licence, a W-9 and a certificate of insurance. Ours are on this page.

An anonymous quote is worth nothing. A named operator at a company you recognise is worth more than the rest of this site.

Name the scope, the dollar volume, and how the property ran during the work.

Hold · Phil, and this is the highest-value item on the list The one thing that works on Rovner's site is a single quote: a named person, their title at a REIT, and a number. Theirs says "$15,000,000 for Essex Property Trust." Ruben has done $30M+. One quote like that beats everything else here. Also: Ruben's bio, headshot and year founded.
