Interior and unit renovation
Demolition through to finishes: framing, drywall, MEP, cabinetry, counters, fixtures. Layouts reconfigured, laundry added, surfaces back to new.
The difficulty is never the individual unit. It is running dozens against a lease calendar without the occupied units either side noticing.
Corridors, lobbies and amenity space
Every resident uses them every day. Phased by wing and reinstated before the crew leaves, so nobody comes home to an open corridor. Lobbies staged last, so the first impression is disturbed once.
Exterior and envelope
Paint, siding, stucco, windows, roofing, decks, stairs, waterproofing, plus hardscape and drainage. On a garden-style asset this is what changes a prospect’s mind before they reach the leasing office.
